 STAGING YOUR HOME FOR SALE, IT'S A BIG DEAL!


When I listed this home, it had already sat on the market the previous year without any offers.  Unfortunately, the sellers had put a LOT of upgrades into it, including a new kitchen, floors, carpet, professional painting inside and out, windows, six panel doors, etc.  

From the start the seller said he wasn't at all happy with the photo's the agent took of their home and used on the MLS.  That brand new kitchen looked awful, the cabinets looked orange, he was distraught and understandably so and what was worse the agent stopped communicating to the client.  

PICTURES are worth a thousand words in real estate and is what I take most of my time focusing on.  This is THE hit or miss part of a listing more so than the price because the buyers won't ever get inside to see it if they don't think it looks nice.  This was a lovely home in Naperville, super area close to town with a great school district but the buyers didn't get inside!!!  Gone are the days where buyers are searching for homes with their agent and walking into open houses without knowing what the home will look like.  Nearly 100 % of buyers begin searching on their OWN using the Internet before ever contacting an agent.

The homeowner gave me this flyer that was used to market the home, these photos were used on the MLS with the previous brokerage.

Staging a home is like an art form and not everyone enjoys it or doesn't quite know where to begin.  I happen to enjoy it, always have and love to help my sellers see the wonderful difference that staging can make.  I earned my CSC (Certified Staging Consultant) for this reason. 

IF an agent is hiring out a professional photographer or a videographer, the agent should give direction or choose only the best photos for the MLS.  This is THE first and most important step to getting any home sold quickly.

  The kitchen needed very little staging, the hard work that was done with the remodel speaks for itself.  The sellers were very happy!

In the upstairs bath the closet was full of disheveled towels and linens.  I saw this GREAT space as the focal point of the bathroom.  I opened it up, staged it.  The bins were used to store the necessary items the seller didn't want to store but now they are unseen.

I found the shower curtain and matching towel at World Market.


What a difference!




This great home sold in 27 days when the average at that time was 3-4 times that!  The sellers were able to re coup their money that was invested in the upgrades and I found them a home they could downsize to.
